Parkland County, Alberta

Selling in Lakeshore Estates.

A buyer is weighing the house, the land and what it takes to run the property. Bring those three pieces into the same pricing conversation.

Before you list

Build the property file.

Start with the records you already have. Flag anything that needs confirmation before a claim goes into the listing.

The parcel and the approach

Bring the legal description and any survey or real property report. Mark the driveway, entrances, outbuildings and where the usable yard sits. Two properties with similar acreage can offer a buyer very different space for parking and storage.

The water and wastewater arrangements

Parkland County lists Lakeshore Estates in its Big Lake water distribution system and the Lakeshore subdivisions in its Big Lake sanitary sewer system. Gather a recent utility statement and any inspection, pump or maintenance records that apply to your address. Ask the County to confirm the connection if your paperwork is unclear.

The house, garage and shop

List each building separately with dimensions, completion dates, heating and electrical work, and available permits. If a building is described as heated or wired, check the equipment and records before advertising the feature. A building invoice and a permit answer different buyer questions.

Comparing sales

What is the buyer getting with the land?

Start with completed sales of similar homes, then review lot use, services and improvements side by side. For a detached shop, compare access, useful floor area and documented features. Ask the agent to explain which differences matter to the proposed range and where the evidence is thin.

What if I am listing during road work?

Parkland County has published a Lakeshore Estates subdivision road rehabilitation project. Check the latest project notice before booking photography or showings. Verify access to your driveway on the dates you plan to use it.
